Florida HOA Architectural Review: From Plans to Approval
By Unique Building Contractors ยท
The short answer
Obtain the HOA declaration and authorized architectural standards, identify the application requirements, and submit a complete improvement package. Track the written decision and conditions separately from building permits and zoning review.

Find the standards that apply to the change
Florida Statutes 720.3035 ties HOA architectural control to the authority in the declaration and authorized standards. Request those documents and the current application instead of relying on a verbal summary from a neighbor.
For a Wesley Chapel addition, create a question list covering the proposed footprint, exterior materials, colors and roof relationship. Ask the reviewer which items require drawings or samples. If requirements appear inconsistent, request clarification of the applicable provision before redesigning.
Make the submission easy to understand
Provide an existing-condition photo set, a survey or site drawing where requested, and elevations showing the exterior change. Label dimensions and selections consistently. A clear package helps reviewers understand exactly what they are being asked to approve.
Separate confirmed selections from alternatives. If a roof material or paint color is still undecided, say so and ask how final selection approval works. Keep one dated package so a later contractor substitution does not silently change the approved project.
Track conditions and changes in writing
Ask how receipt, completeness, review and the final decision are documented under the community process. Do not assume every association has the same deadline or that silence means approval. Keep the written response and any conditions with the contract documents.
Government permits remain a separate part of the project. Before work starts, compare the HOA-approved exterior with the permitted design and resolve differences. If a change becomes necessary during construction, ask whether resubmission is required before installing it.
Your planning checklist
- Request the declaration and architectural standards.
- Submit a consistent drawing and selection package.
- Keep written decisions and conditions.
- Review changes before installation.
Common questions
Is an HOA approval the same as a permit?
No. HOA authorization does not establish compliance with government permitting or zoning requirements.
Can I use the approval issued to my neighbor?
Use it as context only. Your property, documents and proposed improvement still need the applicable review.
