Condo Renovation Logistics: Elevators, Access and Neighbors
By Unique Building Contractors ยท
The short answer
Build the condo construction schedule around the actual building rules. Confirm elevator reservations, delivery dimensions, work hours, common-area protection, debris routes and shared-service shutdowns before setting the start date.

Measure the route from truck to unit
Walk the entire route with the site supervisor: loading area, doors, elevator, corridors and unit entry. Check the size and handling needs of countertops, cabinets and shower glass before fabrication. A product fitting the room does not mean it can reach the room.
Ask management which routes are available and what reservations or supervision are required. Record who books the elevator and who receives deliveries. Do not treat a reservation request as a confirmed delivery slot.
Agree on protection and daily operating rules
Request the building-specific requirements for floor protection, elevator padding, dust control and debris removal. Ask whether insurance certificates, contractor registration, deposits or other paperwork are required; these are questions to verify, not universal fees or rules.
Photograph existing common-area conditions with management where appropriate. Give the crew a short site sheet with the approved hours, access procedure and contact names. Include a daily cleanup routine so materials and waste do not obstruct shared circulation.
Coordinate disruptions before promising completion
Schedule noisy work, inspections and any shared water shutdown through the proper contacts. Ask management how resident notices are issued and what information must be supplied. Avoid announcing a shutdown until authorization and trade attendance are confirmed.
Track logistics alongside construction dependencies. A missed elevator slot can affect material arrival and the next trade even when installation work is ready. Include a plan for delayed deliveries and keep one contact responsible for communicating schedule changes to the owner and manager.
Your planning checklist
- Measure and approve the delivery route.
- Confirm reservations and building paperwork.
- Document protection and cleanup responsibilities.
- Coordinate shutdowns and resident notices.
Common questions
Do all Florida condos require a renovation deposit?
Requirements vary. Ask for the current building rules and written terms for any requested deposit.
Can the crew work whenever the city allows construction noise?
Check both local requirements and the association work rules. The permitted project schedule must account for the applicable restrictions.
