Condo Milestone Inspections, SIRS and Your Remodel

By Unique Building Contractors ยท

The short answer

Before a major unit renovation, ask management about building inspections, planned repairs and access needs. A milestone inspection evaluates structural condition; a structural integrity reserve study supports repair and replacement funding. Neither replaces your renovation approvals.

Understand the two different building records

DBPR describes milestone inspections as structural evaluations and SIRS as reserve planning for specified building components. Ask management for the relevant records and the status of any resulting repair program rather than assuming the two documents are interchangeable.

Applicability and deadlines depend on the building and current law. Confirm those questions with management and the responsible professionals. A unit remodeling proposal should not be presented as proof that the association has met its inspection or reserve obligations.

Ask what the association will repair next

Before replacing finishes, ask about planned work on windows, waterproofing, plumbing or exterior assemblies that could require unit access. The practical question is whether your new work may need to be opened or protected during a building project.

Create a coordination list for overlapping areas. For example, a new bathroom finish may need a different sequence if the association plans nearby plumbing repairs. Ask the project teams to confirm responsibilities, access and restoration expectations before finalizing the unit scope.

Separate project decisions and budgets

Keep the unit renovation proposal separate from association assessments and building repair contracts. Ask which costs are owner scope and which decisions belong to the association. Do not assume a private remodel can resolve an identified common-element condition.

If a report raises a condition relevant to the proposed work, bring it to the appropriate licensed professional before proceeding. Use the resulting direction to adjust the schedule or details. Record what must happen first instead of working around an unresolved building issue.

Your planning checklist

  • Request relevant inspection and reserve records.
  • Ask about planned repairs and unit access.
  • Coordinate overlapping work before new finishes.
  • Separate unit scope from association obligations.

Common questions

Does every condo kitchen remodel trigger a milestone inspection?

Milestone obligations concern qualifying buildings and statutory criteria. A kitchen remodel does not by itself establish that obligation; confirm the building status with management.

Does a SIRS approve the safety of my renovation design?

No. A reserve study serves a different purpose from the design review, association approval and permits for the proposed alteration.
