Condo Floors and Bathrooms: Shared-System Planning
By Unique Building Contractors ยท
The short answer
A condo floor or bathroom remodel should be planned around the complete assembly and the building rules. Confirm acoustic documentation, waterproofing details, shared plumbing coordination and restrictions on slab work before purchasing materials.

Get the floor assembly accepted before buying tile
Ask the association what acoustic information it requires for the proposed flooring assembly. A rating printed on an underlayment package may not describe performance in the actual building. Submit the finish, underlayment and installation information together.
Confirm substrate preparation, transitions and finished heights with the contractor. Replacing carpet with hard flooring can affect neighboring units as well as door clearances. Obtain the association response to the proposed assembly before placing an order that cannot be returned.
Coordinate bathrooms beyond the unit boundary
Locate the existing drain and supply arrangement before moving fixtures. Ask who may authorize shutdowns and who notifies affected residents. A shared riser should not be treated as an ordinary in-unit plumbing change.
Have the team document the shower waterproofing, drain and floor transitions as one system. Agree how concealed work will be recorded and inspected. Protect adjacent spaces and identify an emergency contact for an unexpected leak during construction.
Do not drill or cut an unknown slab
Before proposed coring, anchoring or drain relocation, obtain building information and a qualified evaluation of the affected structure. A post-tensioned slab or other structural system needs project-specific direction. Stop an unverified penetration rather than treating it as routine demolition.
Florida condominium law and the declaration help establish common-element responsibilities. Ask the manager and design professional which permissions and details apply to the slab and shared systems. Keep the approved instructions available to every trade working in that area.
Your planning checklist
- Submit the full flooring assembly.
- Confirm shared water shutdown procedures.
- Resolve waterproofing and drain details.
- Obtain direction before slab penetrations.
Common questions
Is there one sound rating accepted by every Florida condominium?
Do not assume a universal association threshold. Check the building requirements and the applicable code with the project team.
Can a shower drain always be moved in a condo?
Feasibility depends on the structure, plumbing route, ownership boundaries and approvals. Review those conditions before selecting the layout.
